
Meyer Southern Ltd was appointed by Siva Group to carry out a targeted refurbishment asbestos survey at Spitfire House on Hazel Road in Woolston, Southampton, ahead of planned refurbishment works to the factory premises.
The survey was scoped specifically to the areas due to be affected by the proposed works rather than the building as a whole, which kept the investigation focused on what the project would actually disturb.
With a working factory environment in Southampton and contractors due on site, identifying any asbestos-containing materials before the programme started was the priority from the outset.
Scope of Survey
Work began with a review of the proposed refurbishment works and the areas of the building they covered. Using that information, our surveyors set the survey scope so every element likely to be disturbed during the project was included.
A targeted refurbishment survey is intrusive by design. Our surveyors carried out the necessary intrusive inspections across the affected areas, opening up where required to reach materials that would not be visible during a standard management survey.
The scope was agreed with the client before attendance, so both the survey and the refurbishment programme were working from the same set of areas.
Survey Process
Every Asbestos Survey Southampton project follows the same standards. Our surveyors are qualified to BOHS P402 standard or higher, and this survey was carried out in line with HSG264 and the Control of Asbestos Regulations 2012.
Each area within scope was inspected and recorded, with samples taken where suspect materials were identified. All samples were sent to a UKAS-accredited laboratory for analysis.
Working in an occupied industrial building means the survey has to fit around the operation. Access was arranged so the inspections could be carried out without disrupting activity elsewhere in the premises, and any openings made during the intrusive work were made good afterwards.
Findings and Reporting
The client received a full survey report covering every area within scope, setting out the location, type and condition of any asbestos-containing materials identified, along with laboratory analysis results.
That report gives the client and their contractors the information they need to plan the works safely, and to price and programme them accurately. It also removes the risk of an unexpected asbestos discovery once the project is under way, which is one of the most common causes of delay and additional cost on a refurbishment.

The survey was completed to the agreed scope and the report issued to Siva Group ahead of the refurbishment programme.
Undertaking the right asbestos survey before works begin is a legal requirement and an important part of protecting contractors, employees and other building users from exposure to asbestos fibres.
