What To Do If You Think Your
Garage Contains Asbestos
Do not touch it. Do not drill, cut, sand or break the sheets. Do not jet-wash the roof or scrape the moss off, because that strips the cement surface and fires fibres into the air across your garden. Do not put any of it in a skip or take it to the tip.
Keep children and pets away from any broken or crumbling sheets.
Asbestos cement in good condition is stable. It can sit on a garage for 50 to 60 years without breaking down, and while it is intact the fibres stay locked in the cement. The risk starts when the material gets damaged.

How To Tell If Your Garage Roof Contains Asbestos
Age is the biggest clue. Asbestos was not fully banned in the UK until 1999, so garages built or extended between the 1950s and the late 1990s very often contain asbestos cement.
Look at the roof. Grey corrugated roof sheets with a wavy profile are asbestos cement until a test proves otherwise. They are usually rough to the touch and often covered in moss or lichen, because the cement surface holds moisture. Flat grey boarding panels around 6 to 10mm thick, bolted into a metal or concrete frame, are the same material.
Older sheets carry no product markings or safety labels, which is another sign you are looking at something pre-ban.
You cannot confirm it by eye alone. Fibres are far too small to see, so a professional asbestos survey with asbestos sampling is the only way to be certain. Samples go to a UKAS-accredited laboratory for testing.
Signs the material is deteriorating include cracking, flaking, brittle or dusty edges, and holes where fixings have pulled through. Damaged asbestos releases harmful fibres into the air, and breathing those fibres in is linked to mesothelioma, asbestosis and lung cancer. Around 2,500 people die from mesothelioma in the UK every year.

Found On A Garage
The roof is rarely the only asbestos on the structure. On a typical pre-2000 garage you can also find asbestos containing materials in the wall panels, the soffits and fascias, the guttering and downpipes, the side sheeting and any internal roof lining.
There is often silt sitting in the bottom of the gutters too. That has washed off the asbestos cement roof over the years and carries fibres with it, so it is dealt with as asbestos waste in the same way as the sheets.

How Much Does Asbestos Garage Removal Cost
There is no single price for asbestos garage removal, because no two garages are the same. The cost depends on a handful of things.
The size of the garage is the main one. A single garage is usually around 3m x 5.5m and a double is around 5.5m x 6m, so measuring yours before you get in touch helps.

How We Remove An Asbestos Garage in 4 Simple Steps
Every job runs the same way, whether we are taking off a single roof or clearing the whole structure.
Site Survey, Testing And Planning
We start with an asbestos survey, or a review of any report you already have. Where the material needs confirming, our surveyors take samples and send them to a UKAS-accredited laboratory. Our surveyors are qualified to BOHS P402 standard or higher. The results tell us exactly what is there, what condition it is in and how much of it there is, which is what the removal plan and your fixed price are built on.
Safe Containment And Removal
Our team arrives with everything needed to do the job without releasing fibres. That means FFP3-rated respiratory masks, Type 5/6 coveralls and full personal protective equipment, with a method statement and risk assessment agreed before anything is touched.
We seal off and sign the work area, keep the asbestos cement damp throughout to suppress asbestos dust, and never use power tools on the material. Intact asbestos cement sheets can usually be removed as non-licensed work when they are handled carefully. Where the job involves higher risk materials and licensed removal is required, we notify the HSE 14 days in advance and use enclosures and negative pressure units.
Certified Asbestos Garage Disposal
Sheets come off whole. Fixings are cropped or eased so nothing gets smashed down or dragged off the frame, because breaking a sheet is what releases fibres. Everything is double-wrapped in polythene, labelled and consigned as hazardous waste, then transported to a licensed facility. Asbestos waste cannot go in a normal skip, bin or tip.
If you already have asbestos sitting on site that someone else has removed, we can arrange collection and disposal with the same paperwork.
Final Clearance And Cleaning
Once the material is off site we clean the area down, decontaminate our operatives and equipment, and check for any fragments left in gravel, grass or guttering. On licensed jobs the work ends with a four-stage clearance air test. You receive a hazardous waste consignment note and full disposal documentation as your proof the job was done legally.

What does an asbestos garage roof look like?

Can asbestos be in the garage walls as well as the roof?
Yes, and it usually is. Sectional garages often have asbestos cement wall panels bolted into a metal or concrete frame, made from exactly the same material as the roof sheets.
You can also find asbestos containing materials in the soffits, the fascias, the guttering, the downpipes, the side sheeting and any internal roof lining. There is often asbestos-contaminated silt sitting in the gutters as well, washed down off the roof over the years.
This is why we look at the whole garage structure rather than pricing the roof in isolation. Finding out halfway through that the walls are asbestos too changes the job and the cost.

In most cases yes. A survey confirms what the material is, what type of asbestos it contains and what condition it is in, which is what the removal plan is built on.
