Meyer Southern Ltd carried out an asbestos management survey at the Mount Stuart Hotel in Bournemouth, Dorset.
A management survey is designed to locate asbestos-containing materials (ACMs) that could be disturbed during normal occupation, routine maintenance or minor works. It is the standard survey for a building that is open and in use.
Hotels carry a particular responsibility here. Guests, staff and visiting contractors all share the same corridors and communal spaces, so knowing where asbestos sits in the building is part of keeping everyone safe day to day.
What The Survey Covered
Our surveyor inspected the areas of the hotel in regular use, including the corridors, reception areas, offices and other communal spaces.
These are the parts of a hotel that see the most foot traffic and the most routine maintenance, from redecorating to replacing lights and fittings, which makes them the priority for a management survey.
How The Survey Was Carried Out
Every Asbestos Survey Dorset project we run follows the same standards. Our surveyors are qualified to BOHS P402 standard or higher, and this survey was carried out in line with HSG264 and the Control of Asbestos Regulations 2012.
Each area was inspected and recorded, noting the location, extent and condition of any suspect materials. Where sampling was needed, samples went to a UKAS-accredited laboratory for analysis, so the findings were confirmed rather than assumed.
A management survey is minimally intrusive, so the inspection was carried out with the hotel open, keeping disruption to guests and staff to a minimum.
The Asbestos Management Plan
Following the survey, we prepared an asbestos management plan for the hotel. The plan gives clear guidance on how to manage any identified ACMs safely.
It sets out the actions needed to prevent accidental disturbance of asbestos during routine maintenance, repairs and other building work, so the hotel team and any contractors on site know what is there and how to work around it.
Project Outcome
The Mount Stuart Hotel now has a clear record of any asbestos-containing materials across its corridors, reception, offices and communal spaces, backed by a management plan it can act on.
Under the Control of Asbestos Regulations 2012, the duty to manage asbestos applies to non-domestic buildings like hotels. With the survey and plan in place, the hotel can carry on with day-to-day maintenance and plan future works knowing where asbestos is and how it should be handled.
