I had artex removed from the majority of my house. The communication prior to the job was impeccable and Vicky’s customer service was even better! The price was very competitive and the lads that came to do the job were very punctual and thorough and done it to a very high standard. The builders and plasterers that arrived after the job was done were complimentary of the completed job which is very rare! 10 out of 10 would recommend to everyone and anyone.Posted on Google![]()

Really excellent!! We have been having communication backwards and forwards for over a year, because of two property purchases. We had two surveys done, and one refurbishment survey, also the asbestos removal and ceiling plastering. The customer service is outstanding. They answered all of my many questions and worries with patience and kindness! There were a lot of them! The asbestos removal company were extremely quick, efficient and tidy. It was all done by 1pm on the same day! I believe that it is good value for money too. I would highly recommend them.Posted on Google![]()

Most people arrive here from one of four places. A contractor will not start until the building has been checked. A duty to manage has landed with no asbestos register behind it. A purchase or a letting has reached the point where a report has been asked for. Or something suspect has turned up and nobody wants to touch it.
Meyer Southern Ltd handles all four across the city and the wider Hampshire area, from the western docks across to Bitterne and out to Eastleigh and Totton.

Southampton’s housing tells the story of a city rebuilt. Victorian and Edwardian terraces across Shirley, Freemantle and Newtown. Extensive reconstruction after the wartime bombing of the city centre and the docks. Then the council estate expansion at Millbrook, Thornhill and Weston through the 1950s and 60s. Asbestos was not fully banned in the UK until 1999, so almost all of that stock predates the ban.
In buildings constructed during those decades, asbestos containing materials sit in artex ceilings and textured coatings, garage roofs and outbuilding panels, floor tiles and the bitumen beneath them, pipe lagging, loft insulation and boiler flues. In good condition and left undisturbed they release very little. Drilling, sanding or breaking them releases asbestos fibres into the air, and inhaling those fibres is linked to mesothelioma, asbestosis and lung cancer. Around 2,500 people die from mesothelioma in the UK each year.
The city also has one of the largest rental and shared housing markets on the south coast, around Portswood, Highfield and Swaythling. Older terraces converted room by room mean more disturbance, more maintenance, and more people in the building while it happens.
Southampton carries a heavy commercial and institutional footprint. The docks and the marine and freight operations along the western shore. Industrial estates at Millbrook and Redbridge. Two universities, a major teaching hospital, and a schools estate across every ward, much of it built when asbestos products were standard.
The Control of Asbestos Regulations 2012 place a duty to manage asbestos on the holder of any non domestic premises. Under Regulation 4, duty holders must find out whether asbestos containing materials are present, keep a register, hold a written management plan, and keep it current rather than filed away. The HSE estimates around 5,000 asbestos related deaths a year, more than any other single work related cause.
The duty also reaches the common parts of blocks of flats and houses in multiple occupation. Shared hallways, stairwells, communal kitchens and meter cupboards are non domestic premises, which catches out more landlords and managing agents in this city than anywhere else we work. If you are legally responsible for a building and have no current register, that is the gap to close first.
Your survey and any removal are quoted separately and never bundled. The survey is carried out to HSG264, not to a scope we set, so the findings are the same whoever reads them. The document is written as a tender document any licensed contractor can price against, and it is yours to take wherever you choose. Plenty of clients take ours elsewhere, which is what it is built for.
What you get instead is one firm that already knows the building. If safe removal is the right call, there is no second inspection and no explaining the situation twice. Where a material can stay in place, we say so, and that answer costs us the removal work.
Five services, from a full building inspection to a single sample.
The standard HSG264 survey for a building in normal daily occupation and use. Non intrusive, covering accessible areas, recording the location, condition and management actions for every material found. The output is the asbestos register and management plan a duty holder needs to hold. Most Southampton commercial and HMO clients start here.
Mandatory before structural work begins on any building put up before 2000. This survey type is intrusive. Our surveyor opens up walls, floors and ceiling voids to reach asbestos hidden where a routine inspection would never find it. The findings become the tender document your removal contractor prices against, so getting the scope right saves money later.
Asbestos left safely in place still degrades. A re-inspection checks the condition of everything previously identified, updates your register and flags anything that has changed since the last visit. Re-surveys are also needed when circumstances change, such as planned refurbishment or a change of use. We can put these on a schedule.
A standard homebuyer survey may note that asbestos could be present. It does not sample anything and it will not tell you what you are buying. A pre-purchase survey does both, before you commit. If materials are found you have a costed picture of what managing them involves, and a stronger position with the seller.
For one suspect material rather than a whole building. Our surveyor takes samples safely, under controlled conditions that prevent disruption of the material, and sends them to a UKAS accredited laboratory. Analysis confirms whether asbestos is present and which fibre type it is, including whether it is white asbestos. Testing alone costs considerably less than a full survey.
Every job below started with someone unsure what they were looking at. These are Southampton and Hampshire properties we have surveyed, sampled and worked on.
From a single terraced house in Shirley to a hospital or university block, the survey is carried out to the same standard. What changes is access, scheduling and who needs to read the findings at the end.
Tell us the property type and we will tell you which survey fits. Call 0239 307 2182 or use the enquiry form.
Four stages, from your first call to findings you can hand to a solicitor, a contractor or the HSE.
We ask about the property, when it was built or last refurbished, and what the survey is for. That last part matters more than people expect, because a report for a lender and one for a demolition contractor are not the same document. Once the survey type is settled you get a fixed quote, so no laboratory cost appears later.
Someone with the right qualifications carries out the inspection. On a management survey that is non intrusive and the building can usually stay in use. On a refurbishment and demolition survey it means opening up structure to reach concealed areas. Photographs and material descriptions are recorded throughout.
Anything suspect is sampled and sent to a UKAS accredited laboratory, UKAS being the United Kingdom Accreditation Service. Analysis confirms whether asbestos is present and identifies the fibre type. Laboratory analysis is the only result carrying legal weight, which is why a visual opinion is never enough on its own.
The write-up sets out every material found, its location, its condition, a risk assessment for each one, and the management actions we recommend. Where there is an ongoing duty, we help build the plan around it. If removal is needed, you already hold the document a contractor prices from.
If a start date is booked, a completion date is set, a tenancy is turning over, or a duty to manage is sitting unanswered, the survey is usually the thing holding everything else up. It is also the quickest part to sort.
We work across the whole city and the wider Hampshire area, and we handle the asbestos removal in Southampton clients need afterwards if the survey turns something up.
Call 0239 307 2182, email admin@meyerenvironmental.co.uk, message us on WhatsApp, or send the enquiry form and we will come back to you today.
Tell us the property, the age and what the survey is for. Fixed quote back the same day.
Yes. Meyer Southern Ltd holds an HSE asbestos licence, Licence No. 262606126. Our surveyors are BOHS P402 qualified, and the licence means we are also allowed to remove the highest-risk asbestos materials, which a survey-only firm cannot do.
So if your Southampton survey finds damaged asbestos insulating board, pipe lagging or sprayed coatings, you do not need to find a separate licensed contractor. We already know the building, we already have the results, and we can plan the removal straight away.
It contains an executive summary, every material found with its location and condition, photographs, a material risk assessment for each item, and the recommended management actions. Where there is an ongoing duty, it feeds the register and the plan.
It travels further than people expect. Solicitors want it during a transaction. Lenders ask before releasing funds. Insurers ask at renewal. Building control may want sight of it before signing off structural work, and a licensing officer may ask about it on an HMO. A removal contractor prices directly from it.
Ours are written to be suitable for all of them, which is also why they are written to be read by people who are not asbestos specialists.
One warning on scope. A management survey will not clear a site for refurbishment, so if major works are coming, say so at quote stage rather than paying twice.
Not necessarily removal, which surprises people.
Material in good condition, somewhere it will not be disturbed, is often safest managed in place and monitored. The findings will say where that applies. Removal becomes the answer when something is damaged, when it sits where it will get knocked, or when planned building work is going to disturb it.
Where safe removal is the right call, you already hold the document a licensed contractor prices from, and you can take it to whoever you choose. We handle the asbestos removal in Southampton clients need as well, so keeping it with one firm that already knows the building is an option rather than an obligation.
The register is the record of every material identified in a building, where it is and what condition it is in. The plan sets out what you are doing about each one, who is responsible, and when it gets checked again. It should be kept current and reviewed regularly rather than written once and filed.
If you hold non domestic premises you need both. Under the regulations the duty holder is legally responsible for managing asbestos on site, and in most cases that is the landlord, the commercial tenant or the property manager, depending on what the lease says.
Both come out of a management survey. Findings from the survey are documented and used to create the register, and the plan is built around it.
If you have inherited a building with no paperwork, that is the most common reason people call us. We carry out asbestos inspections across Southampton commercial buildings and industrial properties and can have your register and plan in place from a single visit.
Asbestos is classed as hazardous waste and must be handled by licensed professionals in accordance with hazardous waste regulations. It cannot go in a skip, a household bin, or a normal tip run.
Where removal follows a survey, material is double wrapped, labelled, and taken to a licensed disposal facility. You get a waste consignment note as your record that it was disposed of lawfully, and that document matters as much as the removal itself if anyone asks later.
This is the point where DIY disposal goes wrong most often. Bagging up a broken garage roof and taking it to a local tip is illegal, and the fibre release during breaking up is the part that actually causes harm.
If you have already disturbed something and are unsure what to do with it, stop and call us for professional asbestos advice before moving it.
Time on site is usually two to three hours for a domestic management survey. A larger commercial property, a full HMO, or an intrusive refurbishment and demolition survey can take a full day or more. You get a realistic timeframe at quote stage rather than after we have arrived.
Laboratory results come back within three to five working days, and the write-up follows.
The visit is rarely what delays a transaction. The wait is analysis and documentation. If you are working to a completion date, a tenancy start or a contractor start date, tell us when you ask for the quote and we can prioritise where the timeline is tight.
You get a report saying so, and that has real value.
A clear result is documented evidence you can hand to a buyer, a lender, a contractor or an insurer. Builders can start work knowing they will not hit something unexpected halfway through a job. If you are a duty holder, finding nothing still satisfies the requirement to have found out, and your register records that.
Nobody enjoys paying for an answer they hoped for. But an undocumented assumption that a building is clear is worth nothing to anyone, and it is not a defence if it turns out to be wrong.
Testing is the laboratory half of the job. A surveyor cannot confirm asbestos by eye, so anything suspect is sampled and analysed.
Our surveyor takes a small sample under controlled conditions, wetting and sealing the area so no fibres are released into the room. Sampling is quick and usually leaves nothing more than a mark the size of a coin. Bulk sampling is performed safely to prevent disruption of the surrounding material.
Samples are analysed at a UKAS accredited laboratory under microscopy, confirming whether asbestos is present and which fibre type it is. That analysis is the only result with legal weight behind it. Standard results come back within three to five working days, and we can prioritise where a project depends on it.
Asbestos was used across almost every part of a building, which is why a visual guess is unreliable. In houses and flats built before the ban, common finds are artex ceiling coatings and textured wall finishes, garage roofs and outbuilding panels, floor tiles and the bitumen adhesive underneath, pipe lagging, insulation board around boilers and behind fire doors, and soffits and rainwater goods outside.
Converted properties add their own. Boxing around pipework, boarding behind fire doors, and panels fitted during a conversion carried out before 2000.
Commercial and industrial buildings add sprayed coatings on structural steel, ceiling tiles, riser panels, and asbestos cement roof sheeting.
Condition and location decide the risk. Something behind a sealed panel is a different proposition to the same material at head height in a shared hallway.
You do not need to be present, though most people prefer to be for a first survey.
What we need is access to every area within scope. Lofts, cellars, garages, outbuildings, boiler and meter cupboards. Anything locked or blocked on the day either gets excluded from the findings or brings us back, and neither helps you.
For occupied properties we can collect keys, work with a letting agent, or arrange a time when someone can let us in. For a portfolio, one visit covering several addresses in the same area is usually simpler than booking them individually.
If access to part of a building is genuinely impossible, we record it as a limitation rather than quietly leaving a gap. Anyone relying on the paperwork later needs to know what was not reached.
The report contains an executive summary, every asbestos containing material found with its location, amount and condition, photographs throughout, a material risk assessment for each item, and clear recommendations for what to do next. Where there is an ongoing duty to manage, it feeds the asbestos register and management plan.
It usually travels further than people expect. A solicitor may want it during a transaction. A lender may ask for it before releasing funds. A removal contractor prices directly from it. Building control may want sight of it before signing off structural work. Your insurer may ask for it at renewal.
Scope matters here. A management survey report will not clear a site for refurbishment, so if you know major works are coming, say so at quote stage rather than paying twice.
That is also why the report is written to be read by people who are not asbestos specialists.
Not necessarily removal, which surprises people.
Asbestos in good condition, in a location where it will not be disturbed, is often safest managed in place and monitored. The report will say where that applies. Removal becomes the answer when a material is damaged, when it sits somewhere it will get knocked, or when planned building work is going to disturb it.
Where removal is the right call, the report is already the document a licensed contractor prices from, and you can take it to whoever you choose. We handle the asbestos removal in Surrey clients need as well, so if you would rather keep it with one firm that already knows the building, that is available.
An asbestos register is the record of every asbestos containing material identified in a building, where it is and what condition it is in. An asbestos management plan is the document setting out what you are going to do about each one, who is responsible, and when it gets checked again.
If you hold non-domestic premises you need both. Under the Control of Asbestos Regulations 2012 the duty holder is legally responsible for managing asbestos on site, and in most cases that is the landlord, the commercial tenant or the property manager, depending on what the lease says. The Health and Safety Executive expects the register to be current, not filed away from a decade ago.
Both come out of a management survey. The survey identifies the materials, the register records them, and the plan sets out how you manage them. Anyone carrying out maintenance work in the building should be able to see the register before they start.
If you have inherited a building with no paperwork, that is the most common reason people call us. We carry out asbestos inspections across Surrey commercial buildings and industrial properties and can have your register and plan in place from a single visit.
Because the headline figures are not all buying the same thing.
The cheapest prices you will see are usually for testing a single material, not for surveying a building. That is a legitimate service and often exactly what someone needs, but it is a different job at a different price. A full management survey of an occupied property costs considerably more, and an intrusive refurbishment and demolition survey more again, because a surveyor is on site for longer and more samples go to the laboratory.
The other variables are property size and type, how accessible the building is, the number of samples needing analysis, and whether you need the findings faster than standard.
Read what is included before comparing. A quote that excludes laboratory analysis, or that covers accessible areas only when you need a site cleared for works, is not comparable to one that does not. Ours is a fixed quote with laboratory costs already in it, so the number you agree is the number you pay. Tell us the property age, rough size and the reason for the survey and you will have it the same day.
The whole city and the surrounding area, including Eastleigh, Totton, Romsey, Hedge End, Hythe, North Baddesley, Chandler’s Ford, Netley, Hamble, Bursledon and West End, alongside our wider coverage across Hampshire and the south of England.
On property types we survey domestic, commercial and industrial. Houses, flats, maisonettes, HMOs and rental portfolios. Offices, retail units, warehouses and hotels. Schools, care homes and healthcare buildings. Factories, plant rooms and port-side units, where we can work around operating schedules.
If your property is not obviously in one of those categories, call and describe it.
Surveys are one part of what we do. We also handle testing on individual materials, re-inspections on a scheduled basis, and the asbestos removal in Southampton clients need once something has been identified that has to come out.
That matters at the point where a survey finds a problem. Plenty of firms hand you a detailed report and leave you to find a contractor. We can quote the removal from our own findings, which means no second inspection of the building.
You are not tied to us for the work. The document is written as a tender document, so any licensed contractor can price against it, and we would rather you compared quotes than felt cornered.
Alongside asbestos we also carry out lead testing and legionella testing across residential and commercial property in Southampton and Hampshire.
