What To Do If You Think Your
Garage Contains Asbestos

Do not touch it. Do not drill, cut, sand or break the sheets. Do not jet-wash the roof or scrape the moss off, because that strips the cement surface and fires fibres into the air across your garden. Do not put any of it in a skip or take it to the tip.

Keep children and pets away from any broken or crumbling sheets.

Asbestos cement in good condition is stable. It can sit on a garage for 50 to 60 years without breaking down, and while it is intact the fibres stay locked in the cement. The risk starts when the material gets damaged.

Send us a few photos through our online enquiry form or on WhatsApp and we will tell you what you are dealing with.

How To Tell If Your Garage Roof Contains Asbestos

Age is the biggest clue. Asbestos was not fully banned in the UK until 1999, so garages built or extended between the 1950s and the late 1990s very often contain asbestos cement.

Look at the roof. Grey corrugated roof sheets with a wavy profile are asbestos cement until a test proves otherwise. They are usually rough to the touch and often covered in moss or lichen, because the cement surface holds moisture. Flat grey boarding panels around 6 to 10mm thick, bolted into a metal or concrete frame, are the same material.

Older sheets carry no product markings or safety labels, which is another sign you are looking at something pre-ban.

You cannot confirm it by eye alone. Fibres are far too small to see, so a professional asbestos survey with asbestos sampling is the only way to be certain. Samples go to a UKAS-accredited laboratory for testing.

Signs the material is deteriorating include cracking, flaking, brittle or dusty edges, and holes where fixings have pulled through. Damaged asbestos releases harmful fibres into the air, and breathing those fibres in is linked to mesothelioma, asbestosis and lung cancer. Around 2,500 people die from mesothelioma in the UK every year.

Our HSE Licence and Accreditations

We hold an HSE asbestos licence (No. 262606126) and the accreditations that matter for this kind of work, we are fully insured, and every job is carried out in line with the Control of Asbestos Regulations 2012 and Health and Safety Executive guidance. Our operatives refresh their asbestos awareness training every 12 months.

Where Asbestos Is
Found On A Garage

The roof is rarely the only asbestos on the structure. On a typical pre-2000 garage you can also find asbestos containing materials in the wall panels, the soffits and fascias, the guttering and downpipes, the side sheeting and any internal roof lining.

There is often silt sitting in the bottom of the gutters too. That has washed off the asbestos cement roof over the years and carries fibres with it, so it is dealt with as asbestos waste in the same way as the sheets.

Send Us A Photo And We Will Tell You What It Is

You do not need to book anything to find out what you are looking at. Send a few clear photos of your garage roof, walls and guttering and one of our team will tell you whether it looks like asbestos cement and what your options are.

Use the online enquiry form or send them straight over on WhatsApp.

How Much Does Asbestos Garage Removal Cost

There is no single price for asbestos garage removal, because no two garages are the same. The cost depends on a handful of things.

The size of the garage is the main one. A single garage is usually around 3m x 5.5m and a double is around 5.5m x 6m, so measuring yours before you get in touch helps.

After that it comes down to the pitch of the roof, how easy the site is to get to, the condition of the material, how much there is, whether the wall panels, soffits and guttering are coming out as well, and whether the whole garage structure is being taken down.

We do not give vague ballpark figures. Send photos so we know what we are dealing with, then we arrange a site visit and give you a fixed asbestos removal price in writing with no obligation and no hidden costs.

I am in the process of selling my flat, and one of the final requirements was an asbestos survey for the communal hallway. From start to finish, I was genuinely impressed by Kacey’s outstanding customer service who made arrangements for the asbestos survey to take place. She demonstrated real passion for her work and a clear commitment to delivering an exceptional customer experience. Kacey even went the extra mile to accommodate my urgent request, helping me avoid delays in the conveyancing process at a crucial stage. Due to the unavailability of their London based surveyor, the Director of the company personally carried out the survey—another sign of how Meyer Surveys Limited truly stands out when it comes to customer care. He upheld the same high standards, was extremely friendly and helpful, and took the time to walk me through the entire process. I can confidently say this company is the crème de la crème of their industry. I have no doubt that the same level of excellence runs through all the services they offer. Kudos to the entire Meyer Surveys Limited team, I will definitely be referring you.

Just to say a massive thank you for all the work the colleagues at Meyer have undertaken for us over the years - you have all been very helpful, professional and put our minds at ease with how the removal team has disposed of the asbestos. We are so appreciative of how far you travelled (to north Wiltshire) in order to take the waste away and none of the various jobs you have done for us were too big or too small to carry out. Not once did I doubt how eminently capable Meyer were throughout the process and would highly recommend them to anyone who needs such hazardous waste removal services. Sarah and Neil, north Wiltshire

They did exactly what we asked for

How We Remove An Asbestos Garage in 4 Simple Steps

Every job runs the same way, whether we are taking off a single roof or clearing the whole structure.

Site Survey, Testing And Planning

We start with an asbestos survey, or a review of any report you already have. Where the material needs confirming, our surveyors take samples and send them to a UKAS-accredited laboratory. Our surveyors are qualified to BOHS P402 standard or higher. The results tell us exactly what is there, what condition it is in and how much of it there is, which is what the removal plan and your fixed price are built on.

Safe Containment And Removal

Our team arrives with everything needed to do the job without releasing fibres. That means FFP3-rated respiratory masks, Type 5/6 coveralls and full personal protective equipment, with a method statement and risk assessment agreed before anything is touched.

We seal off and sign the work area, keep the asbestos cement damp throughout to suppress asbestos dust, and never use power tools on the material. Intact asbestos cement sheets can usually be removed as non-licensed work when they are handled carefully. Where the job involves higher risk materials and licensed removal is required, we notify the HSE 14 days in advance and use enclosures and negative pressure units.

Certified Asbestos Garage Disposal

Sheets come off whole. Fixings are cropped or eased so nothing gets smashed down or dragged off the frame, because breaking a sheet is what releases fibres. Everything is double-wrapped in polythene, labelled and consigned as hazardous waste, then transported to a licensed facility. Asbestos waste cannot go in a normal skip, bin or tip.

If you already have asbestos sitting on site that someone else has removed, we can arrange collection and disposal with the same paperwork.

Final Clearance And Cleaning

Once the material is off site we clean the area down, decontaminate our operatives and equipment, and check for any fragments left in gravel, grass or guttering. On licensed jobs the work ends with a four-stage clearance air test. You receive a hazardous waste consignment note and full disposal documentation as your proof the job was done legally.

Recent Asbestos Projects Across the UK.

Real garages, stripped and cleared. Have a look at what the work involves and how a site is left once the job is signed off. You can see more of our recent asbestos projects across the UK in the full portfolio.

Do You Need The Roof Removed Or The Whole Garage?

Most people call us about the roof and then find out the soffits, guttering and wall panels are made of the same asbestos cement. Which option is right for you comes down to what condition the rest of the garage is in and what you want the space for.

Asbestos Garage Roof Only Removal

The right choice when the frame and walls are sound and you want to keep using the garage. We take off the asbestos cement roof sheets, the fixings, the guttering and any debris in the gutters, remove it all from site and leave the frame clean and ready for a new roof.

 Full Asbestos Garage Removal

This is what you need when the garage is in poor condition, unsafe, or no longer needed. We remove the roof, the wall panels, the door frames, the doors and all associated fixings. This covers concrete, timber and metal garages. The area is left cleared and ready for reuse, with the concrete base still in place.

Full Asbestos Garage And Base Removal

This one suits you if you want a completely clear site for landscaping, a driveway, a new garage or an extension. We remove the roof and the structure, then break out and take away the concrete base, leaving clean ground to build on.

Send us photos of the garage inside and out and we will tell you which of the three you actually need.

Asbestos Garage Removal Across The UK

We remove asbestos garages and garage roofs anywhere in the UK. Our main coverage areas are Hampshire, Berkshire, Dorset, Wiltshire, Surrey, Kent, London, West Sussex, East Sussex, Essex, Edinburgh and Glasgow.

Pre-2000 garages are everywhere in these areas. The post-war housing estates, the 1960s and 1970s suburban builds and the sectional concrete garages that came with them almost all used asbestos cement roofing, because it was cheap, strong and fire resistant.

If you need the wider property checked as well as the garage, our asbestos survey team covers the same areas. Call us on 0239 307 2182, message us on WhatsApp or fill in our online enquiry form and we will talk you through your asbestos removal options.

Our Asbestos Removal Team In Action

Book Your Asbestos Garage Removal Before It's Too Late

An asbestos garage roof in good condition is not an emergency. One that is cracked, storm damaged or crumbling needs dealing with, and it will not improve on its own.

We handle the whole job from survey through to certified disposal and site clearance, so there is nothing left for you to sort out afterwards.

Call us on 0239 307 2182, email admin@meyerenvironmental.co.uk, message us on WhatsApp or fill in our online enquiry form and one of our asbestos removal garage specialists will get back to you.

Questions Our Customers Ask About Asbestos Garage Removal

Do I need an HSE licensed contractor to remove an asbestos garage roof?

Not always. Asbestos cement garage roofs in good condition are often non-licensed work. Some garages also contain higher-risk materials, such as asbestos insulating board in the walls or soffits, and those need a licensed contractor. Meyer Southern Ltd holds an HSE asbestos licence (No. 262606126), so we can remove either without you finding a second firm.

The classic look is a grey corrugated sheet with a deep wavy profile, rough to the touch and often covered in moss or lichen. Flat grey boarding panels around 6 to 10mm thick are the same material in a different form.

Age is the strongest indicator. Asbestos was not fully banned in the UK until 1999, so any garage built or re-roofed before then is likely to have asbestos cement in it. Older sheets have no product markings or safety labels on them.

You cannot confirm it by looking. Send us photos and we will give you a straight answer, then arrange asbestos sampling if it needs testing.

Yes, and it usually is. Sectional garages often have asbestos cement wall panels bolted into a metal or concrete frame, made from exactly the same material as the roof sheets.

You can also find asbestos containing materials in the soffits, the fascias, the guttering, the downpipes, the side sheeting and any internal roof lining. There is often asbestos-contaminated silt sitting in the gutters as well, washed down off the roof over the years.

This is why we look at the whole garage structure rather than pricing the roof in isolation. Finding out halfway through that the walls are asbestos too changes the job and the cost.

In most cases yes. A survey confirms what the material is, what type of asbestos it contains and what condition it is in, which is what the removal plan is built on.

Our asbestos surveyors are qualified to BOHS P402 standard or higher and all samples go to a UKAS-accredited laboratory for testing. You get a full report on completion.

Sometimes photos are enough for us to tell you what you are almost certainly looking at, which helps you decide what to do next. Testing is what makes it certain.

Send photos and we will usually come back to you the same day with our view on what the material is.

If samples need taking, laboratory testing typically takes a couple of days once the sample is with the lab. The results confirm whether asbestos is present, which type it is and what condition the material is in.

That information then feeds straight into the site visit and your fixed price, so nothing is guessed at.
