The survey was booked as part of the client’s ongoing commitment to keeping the property safe and compliant for employees, contractors and visitors. That is the right way round. Asbestos is far easier to manage when the information is already sitting on file, rather than being chased after work has started.
The Survey Covered the Building People Actually Use
Our surveyor inspected the accessible areas of the property to identify materials likely to contain asbestos, assess the condition each one is in, and set out how it should be managed from here.
A management survey is non-intrusive by design. It does not open up the fabric of the building to find every material sealed inside it. It accounts for what is accessible and what could realistically be disturbed by day-to-day use, cleaning, and the sort of small maintenance jobs that happen without much planning.
Where a material cannot be identified on sight, a sample goes to a UKAS-accredited laboratory for analysis, so the record rests on a test result rather than an opinion. Our surveyors are qualified to BOHS P402 standard or higher.
Why the Register Matters More Than the Report
The report is a snapshot. The register is what keeps the building safe over time.
The findings feed straight into the client’s asbestos register and management plan, keeping both current. That record does the work when an electrician, a plumber or a roofer turns up months from now, because it can be handed over before the first tool comes out of the van.
Accidental disturbance is a real risk on any older building, and tradespeople carrying out routine repairs are among those most exposed to it. The information often exists somewhere. It simply never reaches the person doing the work.
Managing What Is There, Not Necessarily Removing It
Asbestos in sound condition, in a location where it will not be knocked, drilled or degraded, is generally safest left alone and monitored.
The management plan sets out who is responsible, how often the material is checked, how it is labelled and what triggers a review. Condition changes, water damage, a change of use or planned refurbishment all count as triggers.
Removal comes into it when a material is damaged, deteriorating or in the path of works. Where that applies, we handle the removal, the disposal and the documentation that proves the job was done to regulation.
The Duty Behind All of This
Under the Control of Asbestos Regulations 2012, whoever is responsible for maintaining a non-domestic property has a legal duty to manage the asbestos in it. That means finding out what is there, recording it, assessing the risk, putting a plan in place and sharing the information with anyone who might disturb it.
Asbestos was not fully banned in the UK until 1999, so any building put up or refurbished before then can contain it. That covers a large part of the working building stock still in use across Hillingdon and Uxbridge. The HSE estimates around 5,000 asbestos-related deaths a year in the UK, and around 2,500 of those are mesothelioma.
